Three things I do on every file
I read the building first
Two years of strata minutes, the depreciation report, the reserve fund and the insurance summary, reviewed before we write wherever the timeline allows. The unit is what you see. The building is what you're buying.
I price from sold history
The asking price is a marketing decision. Your offer comes from what the same floor plan actually sold for, in that building and the ones like it.
I tell you when to walk
If the numbers or the minutes say no, I'll say so plainly, even when it costs me the sale. Passing on the wrong place is part of finding the right one.
